INTERNSHIP

This internship is designed for current college student or graduate seeking a career in commercial real estate finance and/or brokerage. Participation in the program is intended to provide a well-rounded knowledge of the commercial real estate business and valuable skills, earned by working alongside the principals of the firm in a fast-paced environment.

This opportunity is for someone who has a passion for high finance and commercial real estate and would like to work in an entrepreneurial environment. You will work hands-on, directly with the principals of the company on live projects ranging from structuring and arranging debt and equity financing for commercial real estate acquisitions and developments, and marketing and selling commercial real estate and multifamily properties.

THIS POSITION IS NOT FOR SOMEONE WHO WANTS TO BUILD A CAREER IN THE COOKIE CUTTER MOLD THAT MOST COMMERCIAL REAL ESTATE BROKERAGE FIRMS WILL OFFER.

This position will have an emphasis on quantitative analysis, research and sales, and will prepare you to excel in any field of real estate ‘high finance’, whether that is real estate investment sales, investment banking, private equity, or development.

Main Responsibilities

  • Responsible for complex financial modeling of commercial real estate transactions and utilize market data and comparables to correctly underwrite a transaction including developing a capital structure, financial projections/proforma, debt models, amortization schedules, equity return/IRR models, cash flow waterfall models, valuation and DCF analysis, sensitivity analysis, etc.

  • Prepare offering memorandums for commercial real estate debt & equity or investment sales transactions including market research, composition of executive summaries, and incorporation of tables and data from a financial model. 

  • Manage the due diligence process and be the driving force in working through the marketing and closing processes for each transaction, and be in constant communication with RARE CRE’s Managing Partners, the market and the Client. Use this information from the marketing process to assist clients in making decisions related to their business plan, disposition strategy and capital structure.
    Must be technically proficient in use of databases and be able to effectively identify what data from this system will be useful to determine trends and for preparation for pitches and meetings.

  • Must understand and review real estate documents (leases, loan documents, appraisals, etc.) to determine if any issues exist and determine what could be a concern.

  • Build a strong client network within the industry through meetings, events, and involvement in commercial real estate trade organizations.
    Participate in weekly office meetings or conference calls with RARE CRE’s Managing Partners to discuss deal flow, deal status, market conditions and review new client leads.

  • Have a strong understanding of how RARE CRE’s lines of business work together.

Qualifications

  • Candidates should be pursuing a degree in Real Estate, Finance, Accounting, Economics, and/or Marketing.

  • Strong oral and written communication skills.

  • Must have a highly professional presence, be a strong relationship builder, and value an entrepreneurial environment.

  • Must be analytical and a creative problem solver.

  • Must be a self-starter, who is reliable, and gets things done as efficiently as possible.

  • Must be technologically adept, have above-average knowledge of Microsoft Excel and Microsoft PowerPoint, and ability to quickly learn to learn and work with new software.

Computer Skills

  • Intermediate (minimum) working knowledge of Microsoft Excel and PowerPoint

  • Database experience is a plus

  • Google Enterprise Suite / Google Docs experience a plus

  • CoStar, REIS, or ARGUS experience is a plus
